Irwin is a member of Heritage’s investment committee, responsible for reviewing acquisitions, underwriting and financing terms.

He is a Director for Enterprise Community Investment's diversified financial products group. Irwin manages the company's multifamily platform for the northeast. He sources, originates and underwrites debt financing transactions on multifamily projects on a national basis; specializing in value-added transactions and transactions involving work force housing & preservation; and has an ever growing established network of relationships in the multifamily arena.

Prior to joining Enterprise in 2010, Mr. Boris spent three years sourcing apartment acquisitions for several private investors where he was responsible for underwriting, due diligence and capital markets activities; and was a top originator during his 10 year tenure with Capmark Finance / GMAC Commercial Mortgage; specializing in multifamily construction, bridge, equity and permanent financing products.

Irwin has more than 25 years experience in real estate finance, investment and asset management; the past 18 years utilizing Fannie Mae, Freddie Mac, FHA, conventional mortgages and private placements in a broad range of housing finance transactions. During his professional career, Irwin has participated as a direct lender, principal, investment banker and consultant in more than $5.0 billion in multifamily real estate transactions throughout the United States and Canada.

Mr. Boris received his M.S. in Real Estate from New York University (NYU) with a concentration in Real Estate Investment and received his Bachelor’s degree in accounting from Long Island University.

Executes transactions and enhancing asset values to maximize the portfolios he has worked on over the last 9 years. Most recently, Matt worked in the Ernst & Young Transaction Real Estate Group where he advised clients on a range of issues such as debt and equity placement, acquisition and disposition of office, retail, residential assets, developer selection and lease negotiation for a myriad of clients. Prior to joining Ernst & Young, Matt was the Director of Acquisitions for Cohen Commercial Properties and American Commercial Realty. Matt is a graduate of Skidmore College, holds a Master’s Degree in Real Estate from New York University and is a Member of the Mortgage Bankers Association. He is also a licensed broker in the state of New York and Connecticut.

Frank joined Heritage in 2001 with the acquisition of our property located at 550 Broad Street, Newark, NJ. He has extensive history with this property and has been an integral part of its operational and physical oversight. Frank also oversees capital improvements from bid to completion for all other properties within Heritage’s multi-million dollar industrial portfolio.

Nannette joined Heritage in 2002 and brought with her strong senior accounting and financial analyst experience. She manages all functions of accounting and finance for Heritage including monthly reporting and budgeting.

Barbara joined Heritage in 1998 with a solid background in client relations and executive support. In addition to managing the Ridgewood office, she reviews and administers our employee benefits programs; reports payroll and Annuity/Pension allocations on behalf of Union employees, and coordinates maintenance and inspections of Heritage’s portfolio of properties.

Lauren joined Heritage in 2006 and currently manages the daily functions of our Newark office and assists the Controller with accounting. In addition, she is responsible for tenant insurance compliance and is an essential liaison for positive tenant relations at both the Gateway and 550 Broad Street properties

Miss Johnnie has been with heritage since 2001 and is responsible for hiring necessary cleaning staff to maintain building cleanliness standards. She supervises all work activities of cleaning personnel in our Newark properties and tracks work performance.
